Homebuyer education: what it is and when to take it
A homebuyer course teaches the steps of buying and owning a home. Some THDA help asks you to finish one first, so it belongs early in your plan.
Checked against THDA's own page text
- Great Choice Plus and Homeownership Heroes need a THDA-approved homebuyer course. As of 10-28-2026.
In plain words: a general explanation, not a rule sheet. THDA's own pages decide.
What a course covers
Budgeting for a home, how credit works, the steps from offer to closing, and the costs of owning. It is education, not a loan application.
When to take it
Before you need it. Ask your lender when your certificate is due, and how long a certificate stays good, so it is not the last thing between you and closing. The length of time is not printed here until it is checked at thda.org.
Where to find one
THDA lists the courses that count on its own site. Take one of those, not a look-alike.
Who takes it
Anyone buying a home may benefit from one, and the course is open to everyone. Ask your lender who on the loan has to take it.
What this page holds back
Any figure marked "As of" was checked at thda.org on that day. The price limit, the county income limits and other amounts are not printed here until a person has checked them. They change, and they depend on your county and household.
Limits vary by county and change. Ask a THDA-approved lender. THDA's own limits page.
Check where you stand
- Homebuyer education readiness (3 questions, about 2 minutes)
- Am I ready? (4 questions, about 2 minutes)
