Live in one unit of a duplex, triplex or fourplex
A building with 2 to 4 units may fit a THDA loan when you live in one unit. The other units may bring in rent. Here is how to think about it before you talk to a lender.
Checked against THDA's own page text
- Income and purchase price limits depend on the county and the size of the household. As of 10-28-2026.
In plain words: a general explanation, not a rule sheet. THDA's own pages decide.
You live in one unit
A THDA loan is for a home you will live in as your main home. In a building with 2 to 4 units, that means you live in one unit. A lender will ask you to confirm it.
The other units
A lender may count some of the rent from the other units when it looks at your income. How much it counts, and the proof it asks for, is the lender's call. Do not assume a number.
Each loan has its own rules
Great Choice and Freddie Mac HFA Advantage can differ on buildings with more than one unit. A THDA-approved lender can compare them for you.
Down payment help
Whether down payment help can go with a 2 to 4 unit building is a question for your lender. Ask before you make an offer.
What this page holds back
Any figure marked "As of" was checked at thda.org on that day. The price limit, the county income limits and other amounts are not printed here until a person has checked them. They change, and they depend on your county and household.
Limits vary by county and change. Ask a THDA-approved lender. THDA's own limits page.
